LAND & HABITAT

About RPM Land & Wildlife

At RPM Land & Wildlife, we believe every property has untapped potential. Whether your goal is growing healthier deer, improving wildlife habitat, increasing timber value, creating better access, or simply making your land more enjoyable, we're passionate about helping landowners transform their vision into reality.

Founded on a love for the outdoors and a commitment to responsible land stewardship, RPM Land & Wildlife combines hands-on experience with proven wildlife management practices to deliver lasting results. We don't believe in one-size-fits-all solutions. Every property is unique, which is why every recommendation and every project is customized to fit your goals, budget, and long-term vision.

From food plot installations and timber stand improvements to habitat planning, whitetail consulting, trail development, and treestand installation, we provide practical solutions that improve the health, functionality, and value of your land. Whether we're working on a small hunting property or a large recreational tract, our mission remains the same: to leave every property better than we found it.

Our expertise extends beyond land management. As licensed real estate professionals specializing in rural, recreational, and hunting properties, we understand not only how to improve land but also how to recognize its true value. That unique combination allows us to help clients buy, sell, manage, and maximize their investment with confidence.

At RPM Land & Wildlife, we aren't just improving properties—we're building places where memories are made, traditions are passed down, and future generations can enjoy the outdoors for years to come.

MEET THE TEAM

Clayton Read, Owner

Clayton's passion for the outdoors began long before RPM Land & Wildlife was ever an idea. He grew up hunting public land throughout Pennsylvania, learning firsthand that success wasn't just about luck—it came from understanding deer behavior, respecting the land, and putting in the work. Over the years, Clayton was fortunate enough to become a landowner himself. Improving his own property became more than just a project—it became a passion. Through habitat improvements, food plots, timber management, and thoughtful planning, he has worked to create a property that not only supports healthier wildlife but also serves as a place where his family can make memories that will last a lifetime. That passion is what inspired Clayton to start RPM Land & Wildlife. His goal is simple: to help other landowners unlock the full potential of their properties while creating places where family traditions can grow for generations. Whether a client's vision is better hunting, improved wildlife habitat, increased property value, or simply making their land more enjoyable, Clayton is committed to providing honest guidance, practical solutions, and results they can be proud of. As a licensed real estate agent, Clayton brings that same passion and expertise to helping clients buy and sell rural properties, farms, hunting land, camps, and homes. His unique combination of real estate knowledge and hands-on land management experience allows him to help clients not only find the right property but also understand its long-term potential. When he's not managing land alongside his dad or working with clients, Clayton enjoys spending time with his wife, Carly, their three children—Parker, Luca, and Lainey—and their two Labrador Retrievers, Beau and Ivy. Whether they're improving their own property, enjoying the outdoors, or traveling together, the Read family believes the greatest value of owning land isn't measured in acres—it's measured in the experiences, memories, and traditions it creates.

Cody Gulvas, Whitetail Consultant

Cody is a professional forester and habitat consultant who specializes in transforming properties into elite whitetail hunting tracts. By combining over a decade of forestry experience with a lifelong passion for hunting and land management, Cody helps landowners maximize their property's potential for growing, holding, and harvesting mature bucks. With over 10 years of experience as a forester with a degree in forestry, Cody understands timber dynamics, forest health, and native vegetation better than your average hunter. Combine the forestry experience with being an avid whitetail hunter with a deep passion for "Big Woods" scouting and hunting in Pennsylvania and multiple other states, Cody knows how mature bucks navigate diverse terrain. He specializes in actionable, boots-on-the-ground management plans, including strategic food plot design, native forage enhancement, and bedding area optimization. His obsession with whitetails extends year-round as a passionate shed hunter with a personal collection of over 1,000 whitetail sheds—proving his deep understanding of deer movement, wintering areas, and herd dynamics. Whether you are looking to create the ultimate hunting tract, improve your current property's bedding and forage, or design a bulletproof hunting strategy, Cody bridges the gap between scientific forestry and elite whitetail management. His passion for conservation, responsible land stewardship, and helping others improve their land makes him an invaluable part of the RPM Land & Wildlife team.
